Salem, NH, was the site of a historic 1-mile horse-racing establishment built in 1906. This track hosted legendary racehorses, including Seabiscuit and Mom’s Command, with the last live horse race held in 2009. Rockingham Park closed its doors in 2016 and was demolished the following year. In its place, a 170-acre mixed-use development project named Tuscan Village has taken shape.
Tuscan Village is a comprehensive development designed as a downtown hub, encompassing 4million sqft of retail space, restaurants, hotels, entertainment venues, offices, and a modern medical office campus. It offers diverse housing options, including luxury apartments, condominiums, townhomes, and residences tailored for individuals aged 55 and above, with varying levels of independence. Conveniently accessible from highways and major roads, the development unfolded in three phases. The first phase, North Tuscan Village, features an apartment complex, townhouses, a retail plaza, and a car dealership in 50 acres. The second phase spans 120 acres and includes retail, restaurant, entertainment, and residential buildings, along with an assisted living facility and a 55+ community. It also features an 800,000-sqft medical and office campus. The third phase introduces over 1 million sqft of added retail space, 204,000 sqft of general and medical office space, a large hotel, more apartments, and additional assisted living units.
GPI had a significant role in permitting and site design for Tuscan Village, along with supplying survey and traffic engineering services. Survey services covered existing conditions surveys, construction layout, and as-built surveys. GPI created plans for existing conditions, designs, subdivisions, condominiums, easements, right-of-way adjustments, and surplus land acquisitions. Furthermore, GPI contributed to the development by preparing traffic impact and access studies for all three phases. This involved identifying potential off-site roadway improvements and supervising the installation of new traffic control signals at eight intersections.
