GPI provided engineering consulting services to design the mechanical, electrical, plumbing, and fire protection systems for a non-profit, which consolidated two offices into one, new, 180,000 sqft office space.
The project involved the comprehensive redesign of a 5,000 sqft lobby on the first floor, along with 22,000 sqft of space on the second floor. Key additions included a conference room, a catering pantry with ventless cooking capabilities, IDF/AV rooms, two unisex restrooms, and an equipment room. The centerpiece of the redesign, the Jewel Box, serves as a multifunctional venue for donor events, sit-down dinners, staff all-hands meetings, training sessions in adaptable meeting spaces, presentations with tiered seating, and musical performances. The transformation required upgrades to the mechanical, electrical, and fire alarm systems to accommodate an expanded slab opening, as well as the design of a new mechanical and outside air system specifically for the Jewel Box.
On the eighth, ninth, and tenth floors—spanning over 152,000 sqft—the project incorporated new office spaces designed to meet both business and employee needs. Enhancements included a mechanical and outside air system for an MDF room on the eighth floor and a Town Hall space on the tenth floor. These floors were interconnected by a newly constructed staircase. GPI also provided commissioning services to ensure the systems’ functionality and performance throughout the project.
